A DSCR (Debt Service Coverage Ratio) loan qualifies you based on whether the property's rental income covers its debt payments, rather than your personal income. If the rent covers the mortgage, taxes, insurance, and HOA, you can typically qualify, no tax returns or employment verification needed.
DSCR equals the property's gross monthly rent divided by its monthly PITIA (principal, interest, taxes, insurance, and association dues). A ratio of 1.0 means the property breaks even; above 1.0 means it produces positive cash flow. Try our calculator above to see where your deal lands.
For our DSCR, bridge, and hard money programs, no. We underwrite the asset and the business plan, which makes these loans a strong fit for self employed investors, LLCs, and anyone whose tax returns don't reflect their true buying power.
Bridge and hard money loans can close in as little as 7 days when the file is complete. DSCR loans typically close in two to three weeks. The biggest variable is appraisal turn time, which we order on day one to keep things moving.
Yes. Most of our investors close in the name of an LLC or other entity for liability and tax planning. We're set up to lend to entities and can guide you through the documentation.
Our DSCR programs generally start at a 640 mid score, with the best pricing for stronger credit. Asset based bridge and hard money programs can be more flexible, since the property's equity carries more of the decision.
